From Match Day to July 1: an Apartment Search Built for Incoming Residents
You have a signed contract, a start date, and a lease ending in another city. We run the San Antonio side — a matched shortlist targeted within a day, pricing confirmed in writing, video tours, and paperwork you can sign from wherever medical school put you.
Free to residents and fellows — the community pays the locator fee. No obligation, and no unit ever pushed on you.

Why us
Built around the residency calendar, not the rental one
Match Day to July 1, run remotely
Roughly fifteen weeks separate the envelope from orientation, and most of them happen in your medical-school city. We run the San Antonio side: recorded video walk-throughs answering your specific questions, digital applications and lease signing, and a move-in date aligned to your program’s orientation week — not to a landlord’s vacancy calendar.
Fluent in contract-as-income
Before the first paycheck exists, a signed residency contract is the income document you have. It is accepted at many communities per their written policies — and we verify that policy, in writing, before you spend an application fee. Where a policy asks for more, we tell you exactly what, from offer-letter addenda to co-signer terms. We never promise approval; screening belongs to each community.
Day-sleep diligence
Night float turns an apartment inside out: 9 AM is bedtime. We ask communities questions most renters never need — which way the bedroom windows face, what sits between the unit and the nearest arterial, whether the bedroom can go fully dark, where the breezeway foot traffic runs. Units that fail the day-sleep test come off your list before you tour them.
Lease-length strategy
A residency runs three to seven years; a lease usually runs twelve months. We map the mismatch honestly: renewal increases are real and we say so up front, some communities will discuss longer initial terms and most will not, and the right answer in a PGY-1 year is often the flexible one. You get the trade-offs on paper, and the decision stays yours.

How we compare
A Curated Resident Search vs. The Tower Next to the Hospital
Every training city grows a crop of new buildings pitched straight at medical staff — walk-to-work distance, pool deck, package lockers, coffee bar in the lobby. The pitch is real. So is the invoice. This page treats it as an honest choice instead of a rivalry.

Renting Through Residency vs. Buying With a Physician Loan
Physician loan programs exist precisely for people with a signed contract and no savings history, and over a five-to-seven-year program, buying in San Antonio can genuinely come out ahead. We are an apartment locating service, so read our position knowing which side of the fence we work — and notice that this page still takes buying seriously.

Your Own Lease vs. Splitting a Place With Co-Residents
Half of an intern class solves housing the same way: find another matched intern, split a two- or three-bedroom, cut the rent. Sometimes it is the best decision of the year. Sometimes it detonates in October. Here is the version of the comparison nobody puts in the group chat.

Common questions
- Do you only work with residents and fellows?
- Residents, fellows, and incoming interns are who this site is built for — the contract-as-income verification, the day-sleep screening, and the remote signing pipeline all exist because of that calendar. If you are moving to San Antonio for another reason, our team still helps; the process just skips the residency-specific steps.
- What does this cost me?
- Nothing, at any step. San Antonio communities pay locator fees to licensed locating services when a renter we referred signs a lease. The fee does not raise your rent, and because it is broadly standard across communities, it does not tilt our shortlist either.
- I will not have pay stubs until after orientation. Can I still qualify?
- At many communities, yes — a signed residency contract is accepted as income documentation per their written policies, and we verify the specific policy before you spend an application fee. Approval itself always remains each community’s decision under its own screening criteria; nobody can promise it, and we never do.
- Can the whole search happen before I ever visit San Antonio?
- Usually. Recorded video tours shot to your question list, digital applications, and electronic lease signing cover most of the transaction. Where a community still requires an in-person step, we flag it early so a single trip does the job instead of three.
- How fast will I see options?
- Our target is a first matched list within one business day of your intake call. Verifying written pricing and screening policies for your finalists takes a little longer — that is the step we refuse to rush, because a stale quote wastes the exact week you cannot spare.
Match week is loud. The housing search doesn’t have to be.
Tell us your program, your start date, and how you need to sleep. We shortlist, verify the written policies, and run the San Antonio legwork while you finish medical school.
