A resident who discovers the day-sleep problem after moving in has no good options: break a lease and eat the cost, or spend a training year sleep-deprived on top of the sleep deprivation the job already supplies. Transfer requests to a quieter unit in the same community can take months and usually re-set lease terms. The screening has to happen before the lease, because after it there is no cheap fix.

The screen runs on a short, blunt checklist built from what actually wrecks daytime sleep: window orientation and coverage, position relative to arterials and collection points (dumpsters, mail kiosks, pool decks, dog runs), floor level and what is above you, breezeway and stairwell traffic patterns, and the parking-to-door path. We put those questions to the community, note what is answered versus observed on video, and mark clearly which claims we could verify and which are the property’s own. Two honest limits: no apartment is soundproof, and no community can promise silence — what we deliver is a shortlist where the physical layout works in your favor rather than against it. Community-specific rules on window coverings and blackout treatments are confirmed per property, in writing, before you commit.

- What actually matters most for sleeping during the day?
- In our experience running the checklist: what the bedroom window faces, then floor position and what is above you, then the distance to breezeway traffic and collection points. A west-facing street-side bedroom fights you twice a day; a courtyard-facing unit in the same complex may be fine. That is why the screen goes down to the unit’s position, and only then to the community’s name.
- Can I install blackout curtains anywhere I lease?
- Usually inside the unit, yes — but some communities regulate what is visible from outside, typically requiring a white or neutral backing. We confirm the written window-covering policy per community on your shortlist rather than assuming, because retrofitting around a restrictive rule is miserable.
- Is a quieter unit going to cost more?
- Not reliably. Interior and courtyard-facing units sometimes price below the “view” units facing the road, because most renters shop the view. Where a community does charge a premium for the position you need — top floor, for instance — we show the delta in writing and let you decide.
- Do you check noise yourself?
- We check what can be checked: position on the site map, arterial distance, flight-path and rail proximity, and what is audible on video tour. We will not certify a decibel level, and we tell you which answers came from the property versus what we observed — the honest version of this service is a screen, not a guarantee.
