If your program sits across the street, the walk is the amenity that matters, and the rent clears your budget with room left over — take the tower, and we will happily place you in one; several pay locator fees like everyone else. The honest caution is arithmetic, not quality: the premium buys polish and proximity, and a resident who is asleep or at work for most of the amenity hours is often better served spending that delta on square footage or quiet ten minutes away.
