The close-in stock is a mix of 1980s garden complexes and newer mid-rises, and inside a single property the difference between a bedroom over the leasing office and one facing the interior courtyard is the whole decision. We ask for specific unit numbers, current written pricing on each, and the actual walk or drive from that door to your building — measured, because “five minutes” in a marketing email has a way of meaning twelve.

A residency runs three to seven years; a lease usually runs twelve months. We map the mismatch honestly: renewal increases are real and we say so up front, some communities will discuss longer initial terms and most will not, and the right answer in a PGY-1 year is often the flexible one.
